The Hungarian government had announced intentions to launch the newest investment residency program in July of 2024: the "guest investor residence permit," also known as the "golden visa option" for investors, however it has been postponed which will take effect starting January 1st, 2025. The Hungarian government had announced intentions to launch the newest and most appealing investment residency program in the European Union in July of 2024: the "guest investor residence permit," also known as the "golden visa option" for investors, however, it has been postponed due to begin January 2025. What can we anticipate from the newest golden visa program for investors in Europe? Investors have the following options to select from:EUR 250,000: buying bonds from a real estate trust that the MNB (Hungarian National Bank) has registered.EUR 500,000: purchasing residential real estate in Hungary Donation of EUR 1 million to a recognized cultural or educational organization.With no minimum stay required, the investor and their family will be granted residency in Hungary for ten years with either sort of investment. 

What special advantages come with acquiring Hungarian residency through investment?

Unlike other residency kinds where the permit is typically given for 1, 2, or 3 years, the guest investor residence permit may be valid for up to 10 years. Family members who base their application on the same investment also receive ten years of residency as an extra incentive.Although it is customary for an applicant to spend the majority of their time in Hungary in order to extend their Hungarian residency, guest investors are exempt from this requirement and can still apply for an extension of their residency as long as they maintain their investment.Hungary will become an even more alluring place for investors interested in EU residency, visa-free travel to the Schengen nations, and many other benefits, with the recently announced plan for investment residency.

District V

Downtown Prestige

The ideal downtown lifestyle is available to residents of the Fifth district. It's one of the busiest locations for business and tourists, with upscale lodging, great restaurants, and tourist attractions alike. This neighborhood, which draws both tourists and investors, is one where improvements are made regularly and the streets are kept in good condition.

The Housing Market

Budapest's tourism center is located in District V. There are many apartments in the region that have been turned into short- and long-term rentals, and the number of luxury apartment buildings is increasing. Due to the constant demand for real estate in the region, investments are simple to sell when the moment is perfect.

Architectural Notes

The only buildings in this neighborhood are apartments and condominiums, which range in design from classical to Bauhaus and are scattered with neoclassical UNESCO sites. Several city funds have been invested in the area, which has resulted in numerous park and square upgrades.

District VI

Everyday Grandeur

Budapest's District VI is situated in the city's center on the Pest side. Its main thoroughfare is the renowned Andrássy Boulevard, a UNESCO World Heritage Site that is home to impressive embassies, acclaimed museums, upscale shops, and the legendary Heroes' Plaza. The revitalized museum sector is well on its way to taking shape in the City Park behind Heroes Square. Budapest's Broadway, Nagymez street, which contributes theater, cool bars, and food vendors to the scene, is only a short distance from the Opera. A few blocks away, the Nyugati train station, which was designed by Gustave Eiffel, rules over a busy urban neighborhood landscape.

The Housing Market

For the past five years, District VI has undergone significant renovations, and new developments are continually enhancing its cultural splendor. Villas and consular buildings may be seen nearby Heroes' Square, and the streets are surrounded with trees. In the vicinity of the city center, you may find blossoming communities keeping and refurbishing historic apartment buildings as well as investment properties in a very accessible location. This District is in a prime position for vacation rentals and hospitality businesses, making it an ideal alternative for a home for young residents in the center of the city.

Architectural Notes

With the exception of any essential modifications and repairs, the original neo-Baroque and neo-Renaissance facades of the palaces and buildings along Andrassy Boulevard have not changed since their construction. Only 5 of the 132 structures along this extraordinary stretch of history are currently under UNESCO protection.

 

District VII

Lively Bohemian

The Jewish Quarter in the VII. District has changed over the past ten years from a chaotic collection of bohemian streets to a vibrant, modern hotspot populated by new-wave coffee shops, upscale cocktail bars and restaurants, live music venues, and design shops. The Jewish culture and ruin-pubs that made the District famous are now sandwiched between new neighbors who follow Western European traditions. But there's no denying that the District's taste is still largely determined by the vibrant anarchy of Szimpla Kert, Jewish gastro-gardens like Kleves, Mazel Tov, and co., and other bohemian favorites. If you can tear yourself away from the bustling Gozsdu Courtyard or Király Street, the Seventh is spacious and full of interesting local spots despite its quick evolution. It also has the highest population density of any District, providing inhabitants and visitors with energy and life around-the-clock.

The Housing Market

The perfect location for Airbnb or short-term lease flats with above average rental yields is in the center of the action and within a short distance from Budapest's most important attractions. Yet, long-term rentals also bring in a sizable income, and the district's vibrant atmosphere and prime location ensure that there is never a shortage of interested parties.

In District VII, there is a mixture of newly renovated structures and older properties that need restoration.

District VIII

The Returning Player

Depending on the context, mentioning the Eighth District can elicit a variety of responses from a listener. A stroll through the sunny streets of the 'Palace Quarter' and a visit to the newly revitalized Rákóczi Square, on the other hand, will leave you in no doubt. The legacy of the Austro-Hungarian empire is alive and well in these streets, with some of the city's grandest urban palaces to its name. The elegant Palace Quarter is a well-connected alternative to its crowded neighbors, surrounded by the colorful VI. district nightlife, the erudite university and museum-lined streets of the Fifth's downtown, and the lively gastro and bar offerings of Ferencváros.

The Housing Market

Investors are looking south for undiscovered gems at lower prices as prices in the popular V., VI., and VII. districts rise. Some of the best finds can be found in the Palace Quarter, which is close to downtown and has historic architecture. In the surrounding area, you'll find everything from long-term apartment rentals to short-term AirBnB apartments, boutique hotels, and hostels.

Architectural Notes

The area's historic palaces are impressive to say the least, with structures by famed architect Miklos Ybl (creator of the Opera and the Basilica) as well as the nation's original Parliament building. Following the 1867 Austro-Hungarian compromise, the empire's elite constructed 34 city palaces and mansions in the quarter, while middle-class bourgeois apartments occupied the majority of the remaining space. The opulent streets of the quarter are appropriately crowned by the magnificent neo-classical Hungarian National Museum, which was completed in 1847. 

Today, successful restoration and urban investment in the area have helped differentiate the quarter from the grittier parts of the Eighth, east of the József Ringroad.
